Overview

The Project Wide Advisory Committee (PWAC) was established by Resolution 13-05 of the Sumter Landing Community Development District (SLCDD) and is comprised of a Board Supervisor from Districts 5-13 and Brownwood Community Development District.

Project Wide Fund

The establishing resolution provides the PWAC will provide input, explore issues and provide advice and recommendations to the SLCDD on issues related to the maintenance of Project Wide Improvements.

Sumter Landing Amenity Division

Resolution 17-11 was subsequently adopted by the SLCDD on May 18, 2017 to expand the duties and responsibilities of the PWAC to provide input, explore issues and provide recommendations on issues related to SLCDD owned Amenity facilities.

  • Gates and Postal Facility Maintenance
  • Executive Golf Courses
  • Review and recommend the annual Sumter Landing Amenity Division (SLAD) budget to the SLCDD, review budget to actual statements and recommend all capital expenditures through or outside of the budget process as necessary as it pertains to the SLAD.
  • Review and recommend contract renewals and bid/proposal awards to the SLCDD related to the SLAD
  • Explore significant and important issues pertaining to the SLAD as they arise and provide advice and recommendations to the SLCDD
  • Establishment, from time-to-time, of a maximum Amenity Fee for the SLCDD owned Amenity Fees such that increases in Amenity Fees whether by Consumer Price Index, resale of a home or otherwise will not result in an Amenity Fee owned by the SLCDD having to pay in excess of such maximum amount
  • Rate setting of Amenity Facility user fees to the extent permissible under the Declaration of Restrictions

Capital Improvement Projects

The Project Wide Advisory Committee (PWAC) plays a vital role in ensuring the sustainability and enhancement of community facilities within The Villages. Through the Capital Improvement Plan (CIP), PWAC provides guidance and recommendations on significant capital expenditures that maintain and improve key recreational and amenity services. Current projects include enhancements to public safety facilities, as well as upgrades to recreational amenities. These projects are essential to maintaining the high-quality lifestyle enjoyed by residents.

Renovations include rebuilding and rotating courts in a north/south facing direction versus east/west direction.

PWAC Information

Capital Improvement Plan

A Capital Improvement Plan (CIP) is a management and planning tool to help ensure the sustainability of the District. The CIP is a multi-year plan that identifies capital and major maintenance projects along with a funding plan.

The District’s Fiscal Year (FY) runs from October 1 to September 30 each year.

Annual Report

The District Annual Report contains a breakdown of facts and figures, provide numerous accomplishments, cost-saving measures, enhancements and various projects that have been implemented over the last Fiscal Year.

As with many things throughout the community, the dedication to a balanced budget that delivers consistency, transparency and cost-effectiveness is paramount.
